Building approval — your side
You arrange lift booking, loading-bay slot, and any required padding (supplied by management, not us) with your facilities team. We can't request these on your behalf. Once the window is locked, share the contact and we're set.
Dispatch inside the window
Crew arrives at the start of the approved slot, dismantles inside, clears every item, sweeps the space so QS sees a broom-clean unit. Sort-at-source at your premises so recyclables don't default into general waste.

Four pieces of information unlock a same-day commercial slot. Send them in the first WhatsApp message and we can size, quote, and confirm in one round.
Your hand-back deadline
The hour and date the space needs to be empty by — QS inspection time, new tenant move-in, public-holiday cutoff. We work backwards from this.
Lift booking + loading bay window
Approved time window for goods/service lift use and loading-bay access. Booked by your facilities team with building management — not by us.
Building management contact
Who we report to at the building on arrival. Padding requirements (supplied by management, not us), security clearance, after-hours escort if required.
Wide-angle photos of the space
Every room or section — we size by total volume. Built-in fixtures vs loose items called out separately so we know what dismantling we're walking into.
Same-day clearance limits
A small office clearance and a multi-floor decommissioning aren't the same shape. We scale crews to the work — but some jobs genuinely can't compress into a single day. Here's where the limit sits.
Small office, single tenant
Up to roughly 10 workstations, executive offices, server rooms, small clinic clearances. One crew, one lorry, finishes inside a single after-hours window.
Constraints: loading bay open, lift booking in hand, no multi-floor strip-out work.
Mid-size — 10–50 workstations
Department-level relocations, mid-size commercial spaces. Doable in a day if your building gives us an uninterrupted evening window and the IT is already unplugged.
Constraints: 6+ hour access window, lift dedicated to us, no competing tenant moves that night.
Full floor and warehouse decommissioning
Office floor strip-outs, multi-floor decommissioning, warehouse liquidations. Same-day is rarely realistic at this volume — we phase across the days your hand-back deadline allows.
Constraints: multi-day window approved by building, MCST sign-off for repeat after-hours access.
Where we'll redirect you
Building hasn't approved any access window. Loading bay already booked for another tenant. Hazardous or regulated streams (medical waste, gas, asbestos). Data-destruction paperwork required — wipe drives first or engage a specialist.
We'd rather decline a same-day commitment than fail on the day.
Frequently Asked Questions
Urgent and same-day clearances are sometimes possible subject to availability and may incur extra charges. We don't publish a fixed response-time guarantee because availability genuinely varies day to day. Message us with your timing and we'll let you know what's feasible. Most non-urgent commercial jobs are booked 24–72 hours in advance.
Yes — outside-business-hours clearance is common for commercial work. After-hours, Sunday, and public holiday work attract additional charges, which we confirm at the quote stage so there are no surprises. We also need your building management's approval for the time window before we can confirm.
Honest answer: we're not a data-destruction specialist. Wipe drives yourself before collection if your organisation has data-handling requirements, and engage a specialist shredding service for sensitive paper. We collect and route through licensed recycling channels, but we don't provide formal destruction certificates or chain-of-custody paperwork — for that, a specialist provider will serve you better.
We've cleared full office floors and multi-day warehouse jobs in our 10+ years. For larger projects we deploy multiple crews and lorries and phase the work over the days your hand-back deadline allows. Message us with the rough scope and timeline and we'll quote how we'd staff it.
Lift padding (where the MCST or building management requires it) is supplied by the building management — not by us. Your facilities team or tenant rep needs to arrange the padding request alongside any lift booking or loading-bay approval. We work to whatever window is granted; we don't liaise with management directly.
Regulated medical waste, hazardous chemicals, asbestos, loose batteries (outside a device), gas tanks, food/biological waste, and anything explosive. Paint and solvents are fine. If you're unsure about any specific item from a commercial space, WhatsApp us a photo first.
