The mall lease office doesn't negotiate extensions. Neither does the landlord's reinstatement clause. Whether it's a brand refresh with a two-night window, an F&B closure where the kitchen needs to be stripped before the final inspection, or a fashion retail unit where every gondola, mannequin stand, and backlit signage panel has to disappear — the deadline is fixed.

In our 10+ years of clearing retail spaces across Singapore's malls and shophouse rows, we've learned that the logistics bottleneck is never the disposal itself. It's access.

Urgent Work — What We Can and Can't Promise

We don't publish fixed response-time guarantees. Retail handover jobs are often last-minute, and we do our best to accommodate tight timelines — but availability dictates what's possible. After-hours mall access (which is when most of this work happens) carries surcharges. Sunday and public holiday work does too.

What we can promise: once we've confirmed the job, we show up within the window your lease office has allocated and we work until the space is clear.

Typical Scope We Clear

A standard retail fitout handover involves some combination of:

  • Display fixtures — gondolas, glass cabinets, wall-mounted shelving units, slatwall panels
  • Signage — lightboxes, acrylic fascia panels, ceiling-hung brand elements
  • POS counters, cash wrap desks, and built-in cabinetry
  • Partition walls (drywall or lightweight metal stud framing)
  • Carpet tiles, vinyl flooring remnants, and ceiling grid sections where reinstatement requires full strip

Mall and Shophouse Access — Your Lease Office Runs the Clock

Most shopping malls restrict clearance work to after-hours — typically post-10pm through to early morning. Access is through a designated loading bay, often with a specific service lift assigned to your unit's level. The tenant's lease office or property management coordinates these slots. We don't book them on your behalf. You secure the window; we fill it with crew and vehicles.

Shophouse units along stretches like Joo Chiat, Tanjong Pagar, or Keong Saik have different constraints: narrow frontage, no loading dock, street-level access only. We've handled enough of these to know how to stage items efficiently on the five-foot way without blocking pedestrian flow.

F&B Closure Strip-Out

Kitchen clearances carry their own sequence. Exhaust hoods, commercial fryers, walk-in cooler panels, stainless steel prep tables, under-counter chillers — all of it goes. Your kitchen contractor disconnects gas lines, refrigerant, and electrical feeds before we arrive. We handle the physical removal and disposal of the disconnected equipment, plus tile debris, grease-trap housings, and whatever the reinstatement contractor leaves behind.

We don't take cooking gas tanks or any pressurised cylinders. Those go back to your gas supplier.

What Happens to the Fixtures

Working display units and commercial kitchen equipment in decent condition sometimes get routed to second-hand channels. Metal framing, aluminium signage, and stainless steel get separated for recycling through licensed intermediaries. The rest goes to proper disposal facilities. We sort at source so you don't have to think about it.

Quick Answers

How late can you arrive at a mall? As late as the mall's loading bay permits. Many jobs start at 10pm or 11pm. Surcharges apply for after-hours work, confirmed at quote stage.

Can you clear a full F&B kitchen in one night? Depends on the size of the kitchen and what's already been disconnected. A typical hawker-sized unit, yes. A 3,000 sq ft restaurant kitchen with walk-in coolers and a full exhaust run may need two sessions. Send photos via WhatsApp and we'll tell you straight.

What about the exhaust hood — can you remove it? We remove hoods that have already been disconnected from ductwork and electrical supply. If it's still wired in or connected to the building's exhaust riser, your M&E contractor handles the disconnect first.
