What Office Decommissioning Covers
A full decommissioning clears everything between you and bare-shell condition:
Workstations and partitions — modular desks, panel dividers, cable trays, under-desk pedestals. We dismantle on-site where needed.
Seating and storage — task chairs, executive chairs, filing cabinets, lockers, mobile pedestals, bookshelves.
Server-room and IT equipment — rack servers, switches, UPS units, monitors, desktops, cabling. All IT hardware is routed through licensed e-waste channels for proper data-destruction and material recovery.
Pantry and common-area fittings — countertops, cabinetry, fridges, microwaves, water dispensers.
General strip-out debris — carpet tiles, ceiling panels, light fittings where the landlord requires removal back to base building spec.
We do not pay for assets collected. This is a disposal and clearance service — not an asset buyback programme.
Why Timing and Access Drive Everything
Most commercial buildings restrict disposal work to after-office-hours or weekends to avoid disrupting neighbouring tenants. That gives you a narrow operational window — sometimes just 7pm to 7am, or a single Saturday slot.
Loading-bay bookings, service-lift reservations, and goods-lift time slots are managed by your building's MCST or management office. You or your appointed representative must arrange these approvals ahead of the pickup day. We don't liaise with building management on your behalf — every building has different protocols, and the tenant relationship is what unlocks access.
Surcharges apply for after-hours, Sunday, and public-holiday work. These are confirmed at quote stage so there are no surprises on invoice day.
Phased vs Single-Day Clears
A 20-seat office on a single floor can often clear in one overnight session. A multi-floor tenancy with server rooms, a boardroom level, and a pantry floor? That's a phased job.
We plan the sequence backwards from your handover date. If you have three available weekend windows before hand-back, we'll map which floors clear first based on what the building allows — how many loading-bay slots you can book per session, how much volume fits in each lift run, and whether certain floors need to be vacated before others for reinstatement contractors to start their work.
Crew size scales with the job. A standard floor might need two personnel and a lorry. A full-building decommission could run four crew across multiple vehicles over staged nights.
FAQ
Can you work after office hours and on weekends? Yes. We operate 24 hours on weekdays and Saturdays, subject to availability and prior booking. After-hours and weekend work carries surcharges, confirmed when we quote. Sunday and public-holiday jobs are possible by special arrangement only.
Do you handle the IT and server equipment? We do. Servers, rack hardware, monitors, desktops, networking equipment, and cabling are all within scope. IT assets are routed through proper recycling channels for responsible processing. We don't provide data-destruction certificates — if you need certified data wiping, arrange that before we collect.
How do you keep a large floor on schedule? By working backwards from your hand-back date. Once we know the building's access rules and how many sessions you can book, we lock a clearance sequence that accounts for volume per run, vehicle capacity, and any reinstatement work happening in parallel. If your deadline shifts, we adjust — subject to availability.
