Take the floor plan of your new flat — the one from the HDB resale listing or your agent — and note the actual room dimensions in centimetres. Then measure your existing large furniture:
- Sofas: length, depth, and crucially the diagonal measurement for getting it through doorways
- Bed frames: the full footprint including headboard overhang
- Dining tables: length with leaves extended (because that's how you actually use it)
- Wardrobes: depth and height, especially if the new bedroom has a built-in that renders your freestanding one redundant
A sectional sofa that measures 2.8 metres along its longest side won't fit a 3-room living room that's 3.2 metres wall-to-wall — not once you account for walkway clearance and the TV console on the opposite wall. The numbers don't lie. Once you've confirmed something won't fit, the decision is made for you.
Step Two: Tackle the Largest Items First

It creates physical room to sort. You can't lay out boxes of belongings for decision-making when a massive dining set dominates the living room floor.
It creates psychological momentum. Letting go of the first big item is the hardest. After that, the wardrobe and the spare bed frame feel easier.
It simplifies the final move. Your movers quote drops. Your packing becomes more manageable. The timeline feels achievable.
The categories to address first, in order of impact:
- Oversized sofas and sectionals
- Dining tables with six or more chairs
- Spare bedroom furniture (guest bed, dressing table, extra wardrobe)
- Bulky exercise equipment or display cabinets
HDB vs Condo: The Logistics Differ
If you're moving out of an HDB flat, your large furniture needs to fit through the standard passenger lift — or it's going down the stairwell. There's no service lift in HDB blocks. That L-shaped sofa that was craned in through the window during your renovation? It may need to be partially dismantled to exit through the front door and into the lift. Your town council does offer bulky-item collection — but only if you dismantle the items first and bring them to the designated collection point on the scheduled day. For a couple managing a downsizing timeline, that's rarely practical.
If you're moving out of a condo, the building's MCST will likely require you to book the service lift and arrange lift padding for furniture removal. That's between you and your management office — book it early, because slots fill up, especially on weekends. Common Mistakes We've Seen Over 10+ Years
Waiting until moving day. The movers arrive, realise half the furniture isn't going to the new place, and suddenly you need an impromptu disposal run with no time to arrange it properly. Plan disposal as a separate job, ideally a week before the move.
Underestimating item count. "Just the sofa and the dining table" often becomes the sofa, dining table, six chairs, a bookshelf, two bedside tables, and a shoe cabinet once you actually walk through the flat with fresh eyes. Assuming everything can be donated. Aged mattresses, water-damaged particle-board furniture, and heavily worn sofas have limited reuse potential.
